CAHEC is proud to offer a range of tax credit products designed to finance the construction of quality rental housing and support the development and rehabilitation of various commercial and mixed-use properties in distressed and rural communities.

Low Income Housing Credit

Low-Income Housing Tax Credits

CAHEC helps connect private investors with developers seeking funding for qualified Low- Income Housing Tax Credit (LIHTC) developments. Created by Congress as part of the Tax Reform Act of 1986, the LIHTC generates private capital investment used to finance the construction and rehabilitation of affordable rental housing for households earning on average 60% or less of the area median income.

Historic Credit

Historic Tax Credits

In addition to LIHTCs, we also specialize in Historic Tax Credits (HTC). CAHEC organizes historic-only equity funds that do not include the syndication of LIHTCs. Some of these historic- only funds involve the syndication of state historic tax credits as well. The HTC helps coordinate and support public and private efforts to identify, evaluate, and protect historic and archeological resources.

New Markets Credit

New Markets Tax Credits

CAHEC created CAHEC New Markets, LLC, to focus on utilizing our New Markets Tax Credit allocations to help finance community facility projects throughout the Southeast. Enacted in 2000, the New Markets Tax Credits program is designed to stimulate economic and community development and job creation in low- income communities by attracting investment capital from the private sector.

Renewable Energy

Energy Tax Credits

CAHEC also specializes in Energy Investment Tax Credits (ITC). Our renewable energy entity, CAHEC Energy, is utilized to invest in qualifying solar power installations within our footprint. Following the enactment of the ITC in 2006, the U.S. solar industry has grown by more than 10,000% - creating hundreds of thousands of jobs and investing billions of dollars in the U.S. economy in the process.
